HVAC design-build: one firm from drawings to start-up
With design-build, one firm is responsible for the whole HVAC system: the design, the equipment, the installation, and proving it works. You get one contract, one schedule and one point of contact, and no gap between the people who drew it and the people who built it.
When you need it
- You want one firm accountable for both design and installation.
- The schedule is tight and design needs to overlap with procurement and construction.
- You want a firm price early, based on a design you can review.
- Existing equipment has to be replaced in an occupied building with minimal disruption.
What we do
Define the scope and budget
We review the building and your goals, then agree the scope, budget and schedule.
Design and price
We design the system and give you a firm price based on that design, with options where they make sense.
Permit and procure
We obtain permits and order long-lead equipment early to protect the schedule.
Install
We manage the installation and coordinate with other trades and building operations.
Balance, commission and hand over
Our own TAB and commissioning teams prove the system meets design, then we train your operators and hand over the documentation.
What you receive
- Design drawings and specifications
- A firm price and schedule
- An installed, balanced and commissioned system
- Balance report and commissioning results
- O&M manuals, warranties and operator training
Questions
What is the difference between design-build and design-bid-build?
In design-bid-build, the owner hires an engineer to design, then tenders the work to a separate contractor. In design-build, one firm does both under one contract, which usually shortens the schedule and removes disputes over whether a problem is design or installation.
Can an architect still lead the project?
Yes. On larger projects we often work as the design-build mechanical partner within a team the architect or general contractor leads.
Who balances and commissions the system?
We do, with our own testing and commissioning staff, so the system is proven before handover rather than after problems appear.
